— Builder prewire

Who does low-voltage prewire for builders in San Antonio? One crew for all four trades.

Alamo Smart Home prewires new homes for security, automation and lighting, audio/video, and network and cameras. One crew of salaried Alamo technicians handles all four, so your superintendent schedules one low-voltage trade instead of three or four. We are licensed in Texas under #B05229001 and based in San Antonio.

Many prewire vendors come from one side of the business. Theater companies run speaker wire and HDMI. Alarm companies run contacts and a keypad. Network shops pull Cat6. That leaves the builder coordinating several crews in the same framed house during the same week.

We do the whole low-voltage scope on one walk. The security rough-in, the automation and shade locations, the speaker zones and the network drops all go in on the same visit, labeled to the same standard, and documented in one set of photos. When the buyer picks upgrades, the same company does the trim-out and stays with the buyer after closing.

  • Security rough-in: door and window contacts, motion and glassbreak locations, panel and keypad or touchscreen backboxes, smoke/CO, doorbell camera drop.
  • Automation and lighting: Lutron keypad and shade locations, Control4, Josh.ai or Crestron rack and touchscreen locations, thermostat wiring.
  • Audio/video and theater: in-ceiling speaker zones, TV locations, media room and theater conduit.
  • Network and cameras: Cat6 to rooms, TV and access-point locations, camera and doorbell drops, structured wiring enclosure, conduit to the attic.
— Scope

What should a new-construction prewire include? Here it is, trade by trade.

A complete prewire covers four trades: security, automation and lighting, audio/video, and network with cameras. Each one has its own rough-in, its own termination point and its own list of things the buyer can add at trim-out. The table below is the scope we work from on every plan.

TradeWhat gets roughed inWhere it terminatesWhat the buyer can add at trim-out
SecurityDoor and window contacts, motion and glassbreak locations, smoke/CO, panel backbox, keypad or touchscreen backbox, doorbell camera dropPanel location, with keypad and touchscreen backboxes at the entries you mark on the planThe newest Qolsys IQ Panel 5 on Alarm.com, extra sensors, cameras, video doorbell, 24/7 monitoring
Automation and lightingLutron keypad and shade locations, Control4, Josh.ai or Crestron touchscreen and rack locations, thermostat wiringEquipment rack or structured wiring enclosure, keypad backboxes at each locationLutron keypads and shades, a Control4, Josh.ai or Crestron system, smart thermostats, voice control
Audio/video and theaterIn-ceiling speaker zones, TV locations, media room and theater conduitHome runs back to the rack or media locationIn-ceiling speakers, whole-home audio, mounted TVs, a media room or theater build-out
Network and camerasCat6 to rooms, TV and access-point locations, camera and doorbell drops, conduit to the atticStructured wiring enclosureWi-Fi access points, security cameras, video doorbell, wired TV and office connections

The rough-in is the part that cannot be added cheaply later. Once insulation and drywall are in, every missed run means cutting a wall. Trim-out items can wait until the buyer is ready, which is why the table separates the two. For the finished systems, see our pages on Josh.ai and luxury home automation, home audio and video and security cameras in San Antonio.

— Schedule

How does prewire fit a builder’s schedule? Five steps, between framing and closing.

Prewire runs on your schedule, not ours. We review the plans first, rough in after framing and before insulation, label and photograph every cable before drywall, come back for trim-out after paint, and hand the finished system to the buyer. We coordinate with your electrician so boxes and runs do not collide.

1. Plan review

Send us the plan set. We mark the security, automation, audio and network locations on your plans and return them for your approval. On production plans that becomes the standard for every house built on that plan.

2. Rough-in

After framing and before insulation. We work alongside the electrician’s rough so low-voltage and high-voltage boxes, rings and runs are where both trades expect them.

3. Label and photograph

Every cable is labeled and every wall is photographed before drywall. If a buyer, a superintendent or a service tech later needs to find a run, the photos show where it is.

4. Trim-out

After paint. We install the devices the buyer chose: the panel and sensors, keypads, speakers, access points, cameras and any automation system.

5. Buyer handoff

We set up the buyer’s system, walk them through the app and the panel, and start monitoring if they want it.

Production and custom builds follow the same five steps. On a production community the plan review happens once per plan, and the options the buyer picks in the design center tell us which rough-in to run on each lot. On a custom home we can meet the buyer or the designer before rough-in.

— Switching vendors

Our prewire vendor is winding down. What now? Move the community without losing a lot.

If your current low-voltage vendor is leaving the builder business, the work is to sort every lot by stage, get a new vendor onto your plans before the next framing date, and give buyers one point of contact. We can take over compatible rough-in another company started and pick up the remaining lots from there.

Start with the plans

Send us the plan set and the low-voltage scope your current vendor was running, including any option sheets from the design center. We match that scope so your buyers’ design-center selections do not have to change mid-community.

Sort the lots by stage

  • Not yet framed: we run our rough-in from the approved plan.
  • Roughed-in, not yet drywalled: we walk the lot, check the existing runs and labels, and take over where the rough-in is compatible.
  • Drywalled, waiting on trim-out: we work from the existing labels and photos where they exist and tell you before trim-out if anything is missing.
  • Closed homes: buyers with a compatible existing panel can often keep it and move to our monitoring.

Tell the buyers who to call

Buyers under contract need to know who will trim out their home and who to call after closing. We can give your sales team a short note for those buyers with our main line and what changes for them.

Call (210) 625-6575 and ask for builder services. We will set up a plan review and a walk of the lots that are in progress.

— One app for your buyers

Can the alarm and the automation run from one app? Yes. Alarm.com runs both.

Every home we prewire hands the buyer one app. Alarm.com on the newest Qolsys IQ Panel 5 arms the system and also runs the locks, lights, thermostat, garage door, cameras, video doorbell and shades. The buyer is not juggling a security app and a smart-home app, and your sales team has one thing to demo in the model home.

  • Panel: the newest Qolsys IQ Panel 5 touchscreen, cellular communication, battery backup. It is the hub for the alarm and the smart-home devices.
  • App: Alarm.com for arm and disarm, locks, lights, thermostat, garage door, cameras, video doorbell and shades, from a phone or the panel.
  • Scenes: Away, Home and Goodnight set the alarm, the lights, the locks and the thermostat together. Geo-services can do it when the buyer leaves the neighborhood.
  • Automation layer: homes that add Lutron, Control4, Josh.ai or Crestron keep Alarm.com as the security layer, so the alarm works on its own if the automation processor is offline.
  • Monitoring: 24/7 through UCC (United Central Control) in San Antonio, UL-listed, FM-approved and TMA Five Diamond certified.
  • Service: salaried Alamo technicians, local to the buyer. Texas license #B05229001. 4.9 stars across 1,300+ Google reviews.

For the builder, that means one app to show in the model home and one company your buyer calls after closing. Service questions about a keypad, a lock or a camera come to us, not to your superintendent. More on the platform: how Alarm.com works.

— Service area

Where do you prewire, and for which builders? San Antonio first, plus Austin and Houston.

We prewire production and custom homes across San Antonio and the surrounding area, including New Braunfels, Boerne, Schertz, Cibolo, Helotes, Bulverde and Stone Oak. Builds in Austin and Houston are handled by our local Austin and Houston technicians. Production communities and single custom homes follow the same process.

San Antonio and the surrounding area

Our headquarters is at 503 E Ramsey Rd in San Antonio. Most of our builder work is here and in the communities around the city: New Braunfels, Boerne, Schertz, Cibolo, Helotes, Bulverde and Stone Oak. See our San Antonio home security page for the residential side.

Austin and Houston

Builds in the Austin and Houston areas are handled by our local technicians in those cities. Buyers there get the same panel, app and monitoring. See Austin home security and Houston home security.

Production and custom

On production work we set a standard rough-in per plan and add options lot by lot. On custom homes we work from the architect’s plans and the buyer’s selections, and we can plan the theater, automation and shade locations before framing. Custom and luxury builds that center on Josh.ai are covered on our luxury automation for builders page.

— Before you sign

What should a builder ask a prewire company before signing? Seven questions.

Ask any prewire bidder, including us, who does the work, how it is documented, what happens after closing, and whether they can pick up rough-in someone else started. The answers tell you how many trades you will be scheduling and who your buyers will call when something stops working.

  • Do you rough in security, automation, audio/video and network with one crew, or do I schedule separate trades?
  • Are your technicians employees or subcontractors?
  • What is your Texas license number?
  • How do you label and document cable runs before drywall, and do I get the photos?
  • How do you coordinate with my electrician on rough-in?
  • Can you take over rough-in another company started on lots already in progress?
  • Who does my buyer call after closing, and can they run the alarm and the automation from one app?

Our answers: one crew for all four trades, salaried Alamo technicians, license #B05229001, every cable labeled and every wall photographed, rough-in coordinated with your electrician, compatible rough-in taken over, one Alarm.com app for the alarm and the automation, and buyers call our main line at (210) 625-6575. Ask for builder services.

— Good questions

Builder prewire questions. Asked and answered.

What builders ask us about rough-in, scheduling, switching vendors and buyer handoff. Still wondering about something? Call the local team at (210) 625-6575.

Who does low-voltage prewire for builders in San Antonio?

Alamo Smart Home prewires new construction in San Antonio for security, automation and lighting, audio/video, and network and cameras, all with one crew of salaried technicians. We are licensed in Texas under #B05229001. Builders call (210) 625-6575 and ask for builder services to set up a plan review.

What is included in a new-construction low-voltage prewire?

Our rough-in covers four trades. Security: door and window contacts, motion and glassbreak locations, smoke/CO, panel and keypad backboxes and a doorbell camera drop. Automation: Lutron keypad and shade locations, Control4, Josh.ai or Crestron rack and touchscreen locations, thermostat wiring. Audio/video: speaker zones, TV locations, theater conduit. Network: Cat6, access-point and camera drops, structured wiring enclosure, conduit to the attic.

When does low-voltage rough-in happen in the build schedule?

Rough-in happens after framing and before insulation, coordinated with the electrician and your schedule. Every cable is labeled and photographed before drywall. Trim-out comes after paint, when we install the devices the buyer selected, and the buyer handoff follows at or after closing.

Can you take over a community from another prewire vendor?

Yes. Send us your plans and the scope your current vendor was running. We sort lots by stage, run our rough-in on lots not yet framed, and walk lots already roughed in to take over the existing runs where they are compatible. Buyers with a compatible existing panel can often keep it and move to our monitoring.

Do you prewire production homes or only custom homes?

Both. On production work we set a standard rough-in for each plan and add the buyer’s design-center options lot by lot. On custom homes we work from the architect’s plans and the buyer’s selections, and we can lay out theater, automation and shade locations before framing.

Do you use subcontractors for prewire?

No. Plan review, rough-in, trim-out and service after closing are all done by salaried Alamo Smart Home technicians, not subcontractors. The same company that roughs in the house is the company your buyer calls after closing, which keeps service questions off your superintendent’s phone.

What security system does the buyer get?

Buyers get the newest Qolsys IQ Panel 5 on the Alarm.com platform, with cellular communication and battery backup, controlled from the Alarm.com app. Monitoring is provided 24/7 by UCC (United Central Control) in San Antonio, which is UL-listed, FM-approved and TMA Five Diamond certified.

Does the buyer get one app for the alarm and the automation?

Yes. Alarm.com on the newest Qolsys IQ Panel 5 arms the system and runs the locks, lights, thermostat, garage door, cameras, video doorbell and shades from one app and from the panel. Scenes like Away and Goodnight set all of them at once. Homes that add Lutron, Control4, Josh.ai or Crestron keep Alarm.com as the security layer.

Do you prewire outside San Antonio?

Yes. We cover San Antonio and the surrounding area, including New Braunfels, Boerne, Schertz, Cibolo, Helotes, Bulverde and Stone Oak. Builds in Austin and Houston are handled by our local Austin and Houston technicians, and buyers there get the same panel, app and monitoring.

How does a builder get started with Alamo Smart Home?

Call our main line at (210) 625-6575 and ask for builder services. A person answers Monday through Saturday, 7am to 9pm. We start with a review of your plan set and, if you are switching vendors, a walk of the lots already in progress.
